Section 2: Tool Stack for Realtors

  • LLM: ChatGPT or Claude for text, voice mode for scripts on the go.

  • Video: CapCut, InShot, or native social editors with AI captions.

Recommended starter: One strong LLM + Canva + your CRM. Add video editor when you have consistent content rhythm.

Section 3: Fair Housing and Compliance Notes

Critical cautions (apply to every prompt and output):

  • Never describe neighborhoods in terms of protected classes (race, religion, national origin, familial status, disability, sex, etc.).
  • Avoid phrases like "perfect for young families," "safe area," "quiet street" when they could be interpreted as code.
  • Stick to property features, location facts from MLS, and verifiable amenities.
  • When in doubt, use neutral language focused on the home and verifiable facts.

MLS and brokerage rules: Many boards have specific policies on AI-generated content. Check your local MLS rules and brokerage policy before publishing AI-assisted descriptions or images. Disclose AI assistance if required.

Always have a licensed human review before any public or client use.

Additional compliance checklist (run before publish):

  1. All claims about schools, taxes, HOA verified or attributed to source.
  1. No protected class language in description or captions.
  1. Photos do not mislead on condition or features.
  1. Any AI-generated image labeled if required by platform or brokerage.

Section 4: Lead Nurture Automation Pattern

Simple low-code flow:

  1. New lead captured in CRM or form.
  1. Basic info sent to LLM with prompt for first helpful reply + 2 value touches.
  1. Human reviews and sends first message (or approves automation for very standard leads).
  1. Scheduled follow-ups fire with fresh listing or market info pulled from your sources.
  1. Log every touch; human intervenes on any sign of serious interest or question.
